THIS DEVELOPMENT ORDER is made and entered into this

The development approval sought is consistent with the City of Sanford
Comprehensive Land Use Plan and will be developed consistent to and in compliance

and ordinances.
FINDINGS OF FACT:
Property Owner: Sica Nacu
Project Address: 1011 Oak Avenue
Requested Development Approval: Historic Bed and Bx~k~aat Inn
The owner of the property and the developer have expressly agreed to be
bound by and subject to the development conditions and commitments stated below
and have covenanted and agreed to have such conditions and commitments run with,
follow and perpetually burden the aforedescribed property.
ORDER
NOW, THEREFORE, it is ORDERED AND AGREED THAT:
(1) The aforementioned application for development approval is GRANTED.
(2) All development shah fully comply with all of the codes and ordinances in
effect in the City at the time of issuance of permits including all impact fee
ordinances.
(3) The conditions upon this development approval and the commitments made
as to this development approval, all of which have been accepted by and agreed to
by the developer and the owner of the property are as follows:
1. Use of the property at 1011 Oak Avenue shall be limited to:
a. Single Family Residence
or
b. A Bed and Breakfast Inn.

2. When operated as a Bed and Breakfast Inn, it shall be owner occupied
and owner operated.
3. The number of guest rooms shall not exceed three.
4. The arc~tectural si~icance and inte~ty of the structure "Colonel
Revival" sha~ be m~nt~ned.
5. The ~nimum d~y rate shall not be below $50.00 per night.
(4) T~s Development Order touches and concerns the ~oredescri~d
property and the conditions, com~tments and provision of tMs Development O~der
shall perpetually burden, run ~th and foHow the s~d property and be a servitude
upon and bin~ng upon s~d property unless released in whole or part by action of
the City by virtue of a document of equal di~ty here~th. The o~er of the s~d
property has expressly covenanted and a~eed to tMs prodsion and aH other terms
and provisions of tMs Development
(5) The terms and pro~sions of t~s Order a~e not sereruble and in the event
any portion of t~s Order shah be found to be invalid or ille~l, then the entire
Order shah be null and void.
