284-Restrictive Covenant RESTRICTIVE COVENANT WHEREAS, W. Michael Nace owns a vacant lot at the south- east corner of Third Street and Park Avenue in Sanford, Florida described as "Lot 9, Block S, Tier 13, E. R. Trafford's Map of the Town of Sanford'!; and WHEREAS, the said W. Michael Nace also owns Lot 12, less the south 12 feet, Block 5, Tier 13, E. R. Trafford's Map of the Town of Sanford, also known as 311 Park Avenue, upon which there exists a two-story frame rooming house with a total of seven (7) rental rooms; and WHEREAS, the existing ordinances of the City of Sanford require at least one off-street parking space per rental unit, and as an inducement to the City of Sanford to approve a site plan for the operation and maintenance of said rooming house, the said W. Michael Nace desires to assure the City of Sanford that said off-street parking requirement will be met as long as the said rooming house is operational for room rental purposes; NOW, THEREFORE, the said W. Michael Nace covenants so long as the building at 311 Park Avenue located upon the property as above described is operated as a rental property, that suffi- cient parking spaces will be maintained upon said Lot 9, Block S, Tier 13 of E. R. Trafford's Map of the Town of Sanford so that said spaces together with two spaces located upon said Lot 12 ~ will equal the number of off-street parking spaces required by ! appropriate City codes. ~ The said W.
