Dear Mr. Dixon:
We are pleased to provide this proposal for construction management services for the
referenced project, which we understand is a current CDBG-funded project which
sunsets March 31, 2002.
The services we propose to provide include administration and monitoring of the overall
construction activities, including but not limited to meeting with City-selected contractors
to outline the goals of the project, limited inspection of construction activities, and
providing construction details of the agreed upon scope of work. We would also provide
a construction schedule, weekly reports and pictures of the construction as it proceeds.
We understand the City is currently reviewing the title to a number of properties
contained in the 13th Street Fa(}ade Improvement Program Report prepared by HHI,
dated November 2001. Based on this review, the City will select'the properties to be
included in the improvement program. After selection of the properties, CPH
Constructors will review the scope of improvements contained in the Report and will
prepare a final list of items to be included in the contractor's scope of services. We will
review these items with the contractor selected through the qualifications-based
proposal process, and agree to a scope of work which can be performed within the
designated $7500 per property project limit. We will also review the proposed materials
to be used in the repair process and assure that they meet the project specifications.
Compensation for services provided herein rendered by principals and employees
assigned to the project, will be computed by multiplying employee wage rates times
actual hours worked on the project times a factor of 1.48 times, plus direct
reimbursement for out-of-pocket expenses such as xerox, postage, prints and similar
project-related expenses. Invoices will be submitted on a regular basis and will indicate
the hours expended during that billing cycle.
